In 2022, Bel-Air's property manager presented owners with a Dai Wai Sau proposal — a phased renovation programme with an estimated cost of HK$1.057 billion from 2,775 owners. Facing the enormous cost and safety risks, the owners entrusted Mr Ha Wing On, MH, as a fellow owner with extensive and unique professional expertise, to initiate a fundamental re-examination of the estate's condition, needs, and long-term management strategy which led to a three year journey of transformation for Bel-Air.

Today, Allen Ha's pioneering Homegevity™ Solution has been successfully applied in Bel-Air. The result: the HK$1 billion+ Dai Wai Sau requirement is eliminated. The value stays in owners' pockets and the Hong Kong economy.
