Homegevity™ exists to reposition the practice of Dai Wai Sau (大維修) — the costly, disruptive, uneconomical, and enviromentally-unfriendly full-building renovation overhaul paradigm that threatens the safety, finances, and quality of life of hundreds of thousands of Hong Kong homeowners. Dai Wai Sau is necessary for the aged developments that have already missed their window of opportunity. For the younger residential developments, now is the opportunity to pivot to take advantage of the pioneering success proven in 2026 in Hong Kong.
Through the Homegevity™ model — pioneered and succesfully validated through five years of innovation and live application — we have demonstrated that the threat is avoidable. The Founder
Ha Wing On Allen, MH is a real-estate veteran of world-class mega-property development and management with over three decades of experience across Asia Pacific's most complex property markets. A recipient of the Hong Kong SAR Government's Medal of Honour, Allen has spent the past five years innovating and applying that expertise to one of Hong Kong's most urgent — and least-discussed — challenges: the structural and systemic challenge of the city's residential building maintenance paradigm, culminating in his five years of intensive development and three years of real-life application of Homegevity™ at Bel-Air, demonstrating success and tremendous value created.
The catalyst was a HK$1.057 billion Dai Wai Sau proposal for Bel-Air, Pokfulam — one of Hong Kong's flagship private residential developments, home to 2,775 families. Rather than accept it as inevitable, Allen was entrusted by fellow owners to lead a team of innovators and domain experts, and successfully applied Homegevity™ to eliminate the Dai Wai Sau requirement and created over HK$1 billion in validated value for homeowners.
This pioneering success is the subject of the short-form lecture series, research publication, and policy advocacy platform presented on this site.
Allen's vision extends beyond Hong Kong. High-density residential aging is a universal challenge across Asia Pacific and beyond. The city that solves it first will become the global hub for a new PropTech and Homegevity™ ecosystem.
